The Housing Development Department at the Absentee Shawnee Housing Authority works very hard to provide quality service to our communities by using skilled, professional vendors, specifications of work that are detailed and thorough so that jobs can be easily understood and promptly completed, as well as performing on-site inspections daily to ensure quality delivery of services. We appreciate our contractors and vendors and know that we can’t achieve our goals without them so all our contracts and agreements provide payments for services with 10 business days. 

We give Indian Preference to Native American owned companies according to Section 7 (b) of the Indian Self-Determination Act (25 U.S.C. 450 e (b)) to all contracts in excess of $10,000.00 and adhere to strict ethical standards in contracting; including but not limited to No Conflict of Interests, Equal Employment Opportunities, Safety Standards, No use of Suspended or Debarred Parties, Clean Air Act, Byrd Anti Lobbying Amendment, and the Davis/Bacon Wage Act.

Commercial General Liability Insurance; no less than $100,000, Minimum of

  • $1,000,000.00 for New Development
  • Oklahoma Workers Compensation
  • W-9 Tax Identification Certification
  • Business Address – If PO Box Number, Please Include Street Address

Insurance Claims for Unit Damage:

Just a reminder to all of our residents:  Please inform our office in the event of damage to your residence that would be covered by our Homeowner’s/Risk Management Insurance.

 

Type of events covered by insurance:

  • Flood/Water (Burst pipes/sewer backups)
  • Storm: Tornado/Wind/Hail/Lightning
  • Fire

 

The most important thing to remember is to communicate with us any damage as soon as the event happens.  We have a very limited time to file claims so be sure to call our office at (405) 273-1050 and ask for Crystal Ragsdale, during our normal business hours.  After hours or weekends, call our emergency maintenance number (405) 802-6633, and leave a message for us to contact you. We may also need to make preventive repairs ASAP so that the residence is not further damaged, e.g. tarp the roof, board windows, secure damaged areas, etc.

 

When you report the damage to us, please be sure to be specific about the type of damage – carpet damaged, flooring lifting, pipes busted, shingles missing/damaged, windows broken, etc.; as well as everywhere on the unit that damage has occurred.  If at all possible, take plenty of color pictures (there is no such thing as too many!) with all the details of the damage and email them to [email protected].  We try our best to send personnel to assess damages in areas that we know have received damage but our weather is so unpredictable, we want to make sure we don’t miss anyone. We don’t want to wait until it’s too late!  We appreciate your help in keeping our residence decent, safe, and sanitary.  If you have any further questions regarding how the units are covered, please call us.

Current Bidding Opportunities

UPDATED:  New Construction on Existing Slab Located at 1909 Old Central Norman, OK 73071

Re Bid:  The Absentee Shawnee Housing Authority is accepting bids for new construction of a 3 bedroom and 2 bath home. The project is located in Norman OK (inside City Limits). This is a turnkey project in which we will provide drawings, survey, and specifications. Bid must include all exterior/interior finishes including utility connection(s). Contractor will be responsible for all required City permits and all required documents such as drawings; site plans; building plans; and any meetings needed for City/ASHA approval. Site visit and pre bid meeting is mandatory to submit a bid. The meeting will take place at 1909 Old Central Norman, OK 73071 on Tuesday, November 14th, 2023 at 2:00pm. Bids are due Friday, December 1st, 2023 by 4pm. They must be sealed and hand delivered or received by mail to our main office 107 N Kimberly Ave. Shawnee OK, 74801.

Request for Proposal; Attorney Services

The Absentee Shawnee Housing Authority is seeking proposals from the most qualified and experienced firm and/or individual to provide legal services. The legal expertise needed for our organization would primarily be laws and/or legal situations pertaining to Native American Housing. Services can range anywhere from Tribal Laws, Real Estate Laws, and Employment/Personnel Laws. Since we are funded through the Department of Housing and Urban Development Indian Housing Block Grant, we require extensive knowledge of this program as well.  Services will need to be available to Absentee Shawnee Housing Authority on an “as needed” basis.

Indian Preference will be given according to Section 7(b) of the Indian Self-Determination and Education Assistance Act {25 USC 450e(b)}. We reserve the right to reject and cancel all proposal if the needed changes arise, if the service is no longer required, budgeting is not available, or for any reason that we deem necessary.
